From Desert to Future: Sultan Haitham City

Sultan Haitham City is not another artificial project – it is a city of the future that is just growing in the desert.

The Sultan Haitham City project is a monumental undertaking that falls under Oman Vision 2040 and will transform desert land into residential space for 100,000 people between 2024 and 2045. The plan is to create almost 15 million m² of usable space, including housing, but also social infrastructure, commercial spaces and green spaces. Not just a place to live, but a true urban ecosystem.

Building a city in a desert is a challenge requiring the involvement of specialists from many fields. This creates new prospects for Polish entrepreneurs as well, especially when it comes to:

  • Infrastructure and construction: roads, buildings, water and energy systems.
  • Technology and innovation: smart city, green energy, digitalisation.
  • Logistics and trade: supply of building materials, transport.

A new vision for Oman: modernity, nature, intelligence, sustainability.

Oman relies on modernity in harmony with nature – particularly the use of natural materials, all in a neutral colour palette, to blend in with Oman’s architectural heritage. What this entails – they must be high-quality products, produced in harmony with the environment.

Sultan Haitham City is designed to be Oman’s ‘first smart city’, which will use smart city solutions even to improve traffic flow and public transport efficiency. In addition to this, it aims to be a city where green energy and efficient resource management become a standard rather than a luxury.

One of Sultan Haitham City’s interesting objectives is to ensure the city’s resilience to climate change, in view of the increasing strength and frequency of seasonal flooding in the region. The master plan calls for the transformation of a 7.5km dry riverbed into a public park that can accommodate water during heavy floods. Throughout the city, passive design strategies will be employed, such as appropriate placement of streets and squares to optimise shade and maximise natural ventilation.

Oman invests in the future: $2.9bn for housing development.

The Ministry of Housing and Urban Planning, Al Abrar Real Estate and the Oman Housing Bank have signed an agreement to make financing and resources available for those wishing to purchase flats in Sultan Haitham City. The ministry has signed 29 development and partnership agreements with eight international and local developers. To date, more than $2.9 billion has been invested. As of today, almost 7,000 flats have been sold, demonstrating the high demand for housing in Oman and the high confidence in the project, which has just begun development of its first phase.

This is not a project for one or two years – it is a vision for development until 2045.
